
When a job becomes a whole-home project
A few situations push past single-room remediation, and we see all of them around Montgomery County:
- A long-running, undetected source. A supply line weeping inside a wall for a year, or a chronically wet crawl space that has been feeding the first floor through the stack effect. By the time it is found, the affected area spans several rooms.
- A vacant or under-conditioned house. An estate property or a home that sat empty over a Maryland summer with the AC off will grow mold on drywall, closet contents, and furniture throughout. This is common in inherited houses in the older Rockville neighborhoods.
- HVAC distribution. If growth got into the return side or the air handler sits in a damp crawl space or attic, the duct system has been distributing spores to every register in the house.
- A major water event. A failed water heater on an upper floor, or a storm event that soaked multiple levels.
- A renovation discovery. Opening walls for a kitchen or addition project reveals that the problem is much larger than anyone knew.
How a coordinated project runs
The first step is a comprehensive assessment: room-by-room moisture mapping, HVAC inspection, and enough sampling to define the boundaries of the affected area. That produces a written scope with zones, sequencing, and a containment plan. Do not accept a whole-home number without that document; a lump-sum price with no scope is impossible to compare or hold anyone to.
Work is then sequenced zone by zone, usually starting with the moisture source, because remediating a first-floor wall while the crawl space beneath it is still at 80 percent relative humidity is wasted money. Each zone gets its own containment and negative air, so the crew is not chasing spores from one end of the house to the other. HVAC is either isolated or cleaned as part of the scope, depending on what the assessment found.
Then drying, verification, and rebuild. On a project of this size, independent post-remediation clearance testing is not optional in our view. It is the only objective record that the work met its goal, and it protects you in a resale conversation later.
Living in the house during the work
Many whole-home projects can be run in phases so a family can stay, particularly if the affected zones are confined to a lower level. Relocation gets recommended when work zones include bedrooms or the kitchen, when the HVAC system will be down for a stretch in July or January, or when a household member is immunocompromised, asthmatic, or elderly. Ask about phasing early; a good contractor will build the schedule around keeping you in the house if that is feasible.
What it costs
Whole-home projects in Montgomery County commonly run from roughly $10,000 to $30,000, and larger homes in Potomac, Fallsgrove, or Falls Road-side neighborhoods with extensive finished lower levels can exceed that. The variables are square footage, how much porous material comes out, whether HVAC is involved, drying duration, and how much of the rebuild is included in the remediation contract versus handled separately by a general contractor.
Get at least two written scopes, and compare them line by line rather than on the bottom number. One quote may include drainage correction and rebuild while another covers remediation only, which makes the cheaper-looking bid the more expensive project. Buying or selling a house with a whole-home problem
In a Montgomery County transaction, a mold finding does not have to kill a deal, but it changes the conversation. Sellers are usually better off getting an independent assessment and a written remediation scope in hand before listing, so the negotiation is about a known number rather than a buyer's worst-case imagination. Buyers should insist on clearance documentation, not just an invoice showing that someone did work.
Sequencing with a general contractor
On most whole-home projects the remediation firm handles removal, drying, and clearance, while a general contractor handles the rebuild. Clarify the boundary in writing before work starts, because the gap between the two is where projects stall. Specifically: who is responsible for the moisture source correction, who provides clearance testing and when, and whether the GC is permitted to start rebuild in a zone before clearance results are in. The answer to that last one should always be no.
Vacant and inherited houses
A house that sat closed through a Maryland summer with the air conditioning off is a specific scenario we hear about regularly in the older Rockville neighborhoods. Interior humidity climbs into the 70s and stays there, and growth appears on wall surfaces, in closets, on leather and fabric, and inside the HVAC system across the whole house even without any leak at all.
