New Mark Commons is a genuinely significant piece of American planning: a 96-acre modernist community designed by the architecture firm Keyes, Lethbridge & Condon with builder Edmund J. Bennett, built between 1967 and 1973 and listed on the National Register of Historic Places in 2017. The layout — winding roads through woods, cul-de-sacs, pedestrian paths connecting homes to a lake and pool — was deliberate, and it still reads that way today.
It is also a case study in how architectural ambition creates maintenance obligations. Three features of the design account for most of the moisture calls we hear from this neighborhood.
Low-slope roofs
Modernist homes here commonly use flat or low-slope roof assemblies. Those work fine when the membrane, flashing, and drainage are maintained, and they fail comprehensively when they are not. - Respect the historic status. Exterior alterations in a listed district may face review, so plan drainage and roofing work with that in mind.
