
What "black mold" actually means
The phrase usually refers to Stachybotrys chartarum, a dark greenish-black mold that needs sustained wetness — days of it, not an occasional damp spell — on cellulose material like paper-faced drywall, cardboard, or wood. In Rockville it shows up where water sat: a basement that took storm water, a wall cavity fed by a slow supply line leak, or an area under a failed sump.
But plenty of other molds are dark. Cladosporium, which is extremely common on damp block and window frames here, is often black or olive. Aspergillus and Alternaria can appear dark as well. What is on your wall may well be one of those. That is worth knowing, but it should not change your plan much, because the remediation response to visible growth on porous material is essentially the same regardless of species.
The practical rule: do not spend money identifying the species in order to decide whether to remove it. Spend money finding the water. Identification matters for medical conversations, insurance documentation, and clearance testing — not for whether the drywall comes out.
Why you should not scrub it yourself
The EPA's rough guideline is that a homeowner can reasonably handle growth under about ten square feet on a hard, non-porous surface, with proper protection and ventilation. Beyond that, or on any porous material, or where anyone in the home is immunocompromised or asthmatic, the job belongs to someone with containment equipment.
The reason is mechanical. Dry brushing or bleaching a colonized surface aerosolizes an enormous quantity of spores and fragments, and a Rockville home's HVAC system will happily distribute them to every room in about 20 minutes. A contained job with negative air pressure keeps the disturbance in one room. An uncontained weekend scrub-down turns a basement problem into a whole-house problem, and we hear that story often enough that it is worth being blunt about.
Bleach also does not do what people think on porous surfaces. It is mostly water, and it drives moisture into wood and drywall while the surfactant-free solution runs off. The color disappears, the hyphae inside the material do not.

Containment first: poly barriers, zippered entry, and a HEPA air scrubber running negative pressure so air flows into the work zone and gets filtered before it leaves. Crews wear N95 or better respirators, and full-face respirators with Tyvek suits on larger jobs. HVAC supply and return in the affected area get sealed so the duct system is not used as a distribution network.
Then removal. Porous colonized material is bagged and taken out through the containment. Structural surfaces are HEPA vacuumed and physically cleaned. The space is dried to a documented standard with dehumidifiers and air movers over several days. Antimicrobial or encapsulant coatings may be applied at the end on cleaned framing.
Finally, verification. On a job of any size, an independent post-remediation clearance test is the honest way to close it out — a visual inspection plus air sampling compared against an outdoor control, performed before the drywall goes back up. Once the wall is closed, nobody can tell you what is behind it.
Health, in plain terms
Mold exposure is a real irritant and a real problem for people with asthma, allergies, or compromised immunity, and damp indoor environments are associated with respiratory symptoms in the research literature. The stronger claims — that black mold toxins routinely cause severe systemic illness in ordinary residential exposures — are not well supported. What a legitimate scope of work should say
Before you sign anything, the written scope should name five things: the moisture source and how it will be corrected, the containment method, exactly which materials are being removed and to what margin past the visible damage, the drying plan with a target standard, and whether post-remediation verification is included and who performs it. A one-line proposal that says "treat and remove mold, $4,800" gives you nothing to hold anyone to.
Also confirm insurance and registration. In Maryland, home improvement work over $500 generally requires Maryland Home Improvement Commission registration, and you can verify a contractor's status with the MHIC directly. Ask for a certificate of insurance naming general liability and, ideally, pollution liability coverage, which not every firm carries.
Be skeptical of these three claims
- "We can fog the whole house and it will be gone." Fogging without physical removal is not remediation. Antimicrobials are a finishing step on cleaned surfaces.
- "Your air test shows toxic levels." There is no legal threshold for indoor mold in Maryland, so nobody can hold your sample against an official limit.
- "You need to replace all the ductwork." Sometimes true, usually not. It should follow from an inspection finding, not from a price sheet.
