
Why Rockville basements grow mold
Two things work against a lower level here. The first is the soil. Rockville sits in the Maryland Piedmont, where subsoil carries a heavy clay fraction. Clay holds water rather than passing it, which is why a Montgomery County yard can still be squishy three days after a storm. That saturated soil presses against your foundation wall, and hydrostatic pressure pushes moisture through block, through mortar joints, and through the cold joint where the wall meets the footing. The second is the air. Between May and October, regional dew points regularly sit in the upper 60s and low 70s. A basement wall or slab that stays at 62 to 65 degrees is well below that dew point, so humid air moving downstairs condenses on it. Homeowners often assume a leak. Sometimes there is not one — the water is coming out of the air itself, which is why the problem gets worse in July with no rain in the forecast.
Add a finished lower level and the two combine badly. Framing built tight to the block, fiberglass batts, and a vapor barrier installed on the wrong face create a cavity that stays damp and dark. - The source fix. Regrading soil away from the wall, extending downspouts six to ten feet out, adding or repairing a window well drain, correcting a sump discharge that dumps right back against the foundation, installing an interior drain tile system in a persistent case, or adding a properly sized dehumidifier for a humidity-driven problem.
- Clearance and rebuild. Verification testing where warranted, then drywall and finishes go back.
The part most homeowners skip
Almost every repeat job we hear about skipped step six. The remediation was done properly, the wall looked perfect, and 14 months later the same corner was black again, because the downspout still discharged eight inches from the foundation and the flower bed still sloped toward the house. Remediation without the source fix is a very expensive cleaning.
The good news is that the source fix in Rockville is often the cheap part. Gutter cleaning, a $30 downspout extension, and a few hours regrading the first six feet of soil solve a surprising share of damp-basement complaints in the older neighborhoods.
