West and southwest of Rockville, Potomac and North Potomac are characterized by larger homes on larger, often heavily wooded lots. Watts Branch, whose headwaters begin in Rockville, runs southwest through this part of the county for roughly 11 miles before passing under the C&O Canal near Swains Lock and reaching the Potomac River, and much of the surrounding land drains through that stream valley and its tributaries.

Combine that with clay soil that does not drain and you have created a permanent wet zone at the foundation that no amount of interior work will fix. Check your zone layout: heads should throw away from the house, and beds against the foundation are better served by hand watering or drip on a separate schedule.
Elaborate hardscape can compound it. Patios, pool decks, and retaining walls change how surface water moves, and a beautifully built patio that pitches half a degree toward the house delivers every rainfall to the foundation wall behind it.
Mechanical complexity
Multiple HVAC zones, humidifiers, pool equipment, and elaborate plumbing all add potential failure points. Whole-house humidifiers left running into spring push interior humidity higher than the envelope can handle and produce condensation inside walls and at windows. Multi-zone systems frequently include units in attics or crawl spaces, with the duct leakage and condensate risks that go with them. And a house with six bathrooms has six times the chance of a slow, unnoticed supply-line leak.
The seasonal pattern in Rockville
