Mold in Aspen Hill & Derwood (20853, 20855)

North and east of Rockville, Aspen Hill and Derwood carry a large share of the county's postwar and 1960s single-family stock: brick ramblers, split-levels, and split-foyers on lots considerably more generous than what newer development offers. Derwood sits near the Shady Grove Metro and the northern end of the I-270 corridor; Aspen Hill runs toward Norbeck and Georgia Avenue, draining largely into the Rock Creek watershed.

The crawl space belt

If there is one structural feature that defines this area for our purposes, it is the crawl space. Ranchers and splits here very often have a crawl space under some or all of the footprint, and in a split-level the crawl typically sits under the lower wing while the other end has a basement or slab. Those crawl spaces were built vented, with a dirt floor and fiberglass batts stapled between the joists, and in this climate that assembly is a slow-motion failure.

Every summer, outdoor air at a dew point in the low 70s enters through the foundation vents and meets joists and ducts at 60 to 65 degrees. It condenses. The batts absorb it, sag, and hold it. Ground vapor rises continuously from the clay below. By August the space is running above 70 percent relative humidity, and because the stack effect pulls air upward from the lowest point of the house, some of that air ends up in the living space. When a homeowner in Aspen Hill tells us the whole first floor smells musty and they cannot find a source, the crawl space is the first place we look. Encapsulation is usually the answer.

Additions, sunrooms, and converted garages

Large lots invite additions, and this area has decades of them. The recurring problems: a sunroom or family room built over a shallow crawl with no vapor barrier and no conditioning; a garage converted to living space with an uninsulated slab and no capillary break; a screened porch enclosed without upgrading the roof or wall assembly. Each of these creates a boundary between two differently conditioned spaces, and the mold shows up at that boundary.

Older systems on larger properties

Some properties in the more rural parts of this area have well and septic history, and some still operate on them. A failing drainfield or a saturated area near an old system can keep a section of yard, and the foundation near it, persistently wet. Separately, homes here are at the age where original HVAC has been replaced once or twice, and a replacement system sized by rule of thumb rather than a load calculation is very often oversized — the short-cycling, never-dehumidifying scenario that leaves a house cool and clammy in July.

  • Put a hygrometer in the crawl space. Above 65 percent relative humidity means you have a problem forming, whether or not you can see it.
  • Look at the batts. Sagging or dark fiberglass between the joists is the earliest visible warning.
  • Check every addition's floor system. Especially where an older structure meets a newer one.
  • Ask about HVAC sizing. If your house is cold and damp at the same time, the equipment is probably too big for the load.

The seasonal pattern in Rockville

Spring saturates the clay. Snowmelt and steady rain fill the soil profile, the water table rises, and sump pumps that sat idle all winter start running. This is when seepage at the base of a foundation wall and efflorescence on block first appear.

From roughly May through October, regional dew points sit in the upper 60s and low 70s, and any surface cooler than that — a basement slab, a crawl space joist, a duct, a cold-water pipe — collects condensation. Growth that started in spring accelerates through July and August, and late-season tropical systems can drop several inches of rain in a few hours onto ground that is already saturated, producing the flash flooding these watersheds are known for.

Autumn brings the leaf load. Gutters, downspout extensions, window wells, and yard drains clog just before the season's heaviest rains, which concentrates roof water exactly where you do not want it.

Winter shifts the problem indoors. Freeze-thaw cycles work at foundation cracks and mortar joints, and warm indoor air moving into cold attics and against rim joists condenses there. Attic sheathing staining and rim joist growth are winter-built problems that get discovered in spring.
